building someting

Chad and  I framed in the wall and put in the window This is the old garage door wall

We framed the closet in the bedroom ready for insulation and sheet rock


The big job of the weekend was framing in the picture window. This window is huge 4'x6', It weighs a bunch too.

We framed in the header and prepared to cut out the siding. No turning back now. It went in no problems.

Window is is and Chad is taking a break. When we get the back yard cleaned up and grass planted this will be a nice view out back. Facing East no hot afternoon sun but nice shaded yard. Should be nice in the morning too.

It is level too.

Old blue is blue huh? The siding will be finished then painted not blue.

Still tearing down

Still in the demo mode.
Taking out the old wall that was put up in place of the garage door.There was dry wall them paneling from the 70's then scabed on 2x4's, then insulation, then it was tacked to the wall frame.


They used tin foil to stop the drafts between the garage door and the wall

I went outside to measure and a big wind took it down. I had not taken any nails out of it. It was free standing in place. I was out side when the wind came up. It not would have gotten flattened.

It landed on my benches and a garbage can , just like a table


Grabbed my saw and cut it up

Now I had to build a wall fast. I was working by myself Satruday AM

Look at me using a tape measure I am not quit like my Dad.


Almost done this will do until Sunday when Chad can help do it right.

OSB on the outside until next weekend when we will put the siding on. Just adding the window make a huge differance

We then removeed the ceiling sheetrock. It had some damage and was easier to remove than repair.

Next the kitchen tear out the old soffets. Diane won this one. She said the made the kitchen look to small and old school. She was right.

Demolition

Demo pictures,now ready to rebuild. This is a total remodel, every room needs at least paint. We are hooking up to the sewer new furnace new cabinets in kitchen and baths new water heater carpet tile it will be a new house. We needed a little help from some young backs.












The fun part was not fun. I was looking forward to demo but before we could get to it we had to remove all the carp they left.   All in all we took 6,000 pounds to the dump in two trip with my car hauler trailer. My 71 Dodge Camper Special had trouble stopping the old binder brakes were pushed to the limit. After the 3 days of ripping out everything we are down to the good parts of the house. The pictures will show the difference in the place. We did find some things that were surprises but we have the technology to cure them.

purchase of " OLD BLUE"

The work on One Rock has to slow for a couple months. We purchased a house in Yakima to renovate. We call it OLD BLUE as you will see why. It was a house a client of mine owned since 1987. I think that was the last time it was cleaned. What a mess! The price was right so we could not say no. These first pictures are of the condition as we got it. They left and left a lot of junk and very dirty. It has a in ground pool and the garage was converted into bedrooms. The construction of the house built in 1970 is in great shape. But the conversion to living space is poor to say the least. the biggest mess was all the crap they left and the lack of any cleaning. Hard to believe the wife is a nurse. Kind of scary. Mice and all.










The pool will be filled  in and the garage will be stripped and we will redo it, right this time. As for the rest of the place the master br needs the half bath taken out. We will move a couple walls and make it a full bath. Next the main bath is a mess. It comes out too. The kitchen is a gonner and the other rooms are a joke in the paint and wall paper. It does have a good roof. HA
